Responsibilities
- Accountable, as the Project Construction Manager, for the high level of performance in executing the project contract, leadership, and performance along with the General Contractor associated with the project to maintain a valued and effective working relationship with the client
- Evaluate and determine the appropriate construction method and the most cost-effective plan and schedule to meet predetermined deadlines
- Assist Contractor in dividing all required construction activities into logical steps to help develop construction schedule
- Accountable for the Safety of all contractors, delivery of materials, tools, equipment, and quality of all construction activities
- Responsible for making sure that the General Contractor obtains (if needed), all necessary permits and licenses in compliance with building and safety codes and other regulations
- Review the performance of all trade contractors and responsible for ensuring that all work is completed on schedule
- Use change management system to reduce cost and avoid overruns -Review all change orders before submitting to the Project Manager
- With the overall responsibility and oversight for the Admin Building 2nd floor remodel project. Monitor the status of all work activities with the General Contractor and stakeholders; participate in walk downs of upcoming work.
- Weekly reporting, including aspects of field/execution, schedule, cost, changes/risks, environmental, 2 week look ahead etc.
- Schedule and Lead meetings for Shutdown/Outage planning along with miscellaneous project coordination meetings between Albemarle, and Contractors
- Oversight of project cost activities, including forecasting, invoicing review, and recommendations for approval; support the preparation of Albemarle funding requests
- Change Management, including, identification, documentation, review of Change Orders, follow up dialogue, alignment with stakeholders, overall claims management
- Procurement interface/coordination, with General Contractor on long lead construction materials and the owner’s equipment
- Support design review meetings along with helping to define/refine scope. Also drive out any potential construability ideals that may be getting overlooked
- Develop and own the Construction Punchlist
- Oversight of Project Closeout activities – including but not limited to Project Completion Checklist, Mechanical Completion Checklist
Job Qualifications
- Must have at least 10+ years of construction management experience.
- Must have commercial project construction management experience in the remodeling of existing buildings and furnishings.
- Must have previous experience with writing and understanding work permits.
- Previous experience within the chemicals industry would be a big plus.
- Candidates local to the Charlotte/Kings Mountain, NC region are highly preferred. No per diem or relocation assistance offered to candidates outside of the region.
